Lovely location near Tarka trail and walks. Comfy accommodation with a super comfy mattress. Enclosed courtyard for dogs. Extra night given for free when delayed. Instow beach is fantastic and dog-friendly.
Heating system was a bit noisy and bed wasn't made upon arrival. But overall, we really liked the place and would stay again.

little barn, greendale farm was a true gem! lovely hosts, compact yet well-equipped loft apartment, and a perfect base for exploring barnstaple. the beautiful grounds, paddle boards, and fishing made our stay even more enjoyable. highly recommended for a relaxing getaway. we will definitely be back!

We got great value for our money at Little Barn, Greendale Farm Villa. The room was cozy and comfortable with all the necessary amenities. The location was beautiful, surrounded by lovely gardens and with a peaceful lake, perfect for relaxation. The staff were friendly and helpful, making sure we had a fantastic stay.
The breakfast selection could be improved with more variety.

The hosts were friendly and cute, making us feel right at home. The house itself was beautifully decorated and had everything we could possibly need. The highlight for us was the fine courtyard and landscaped gardens, complete with a treehouse and rope swings for the kids to enjoy. The location was quiet and peaceful, yet still within walking distance of the town center. We couldn't have asked for a better holiday.
I will mention that the road leading to the apartment was a bit steep and narrow, which might be a little challenging for some.

We had a pleasant stay in a charming barn conversion with a beautifully decorated courtyard. The hosts were friendly and caring, ensuring we had everything we needed. The location was convenient, with the town center within walking distance. The accommodation was clean and well-equipped, providing everything for a relaxing stay. The ground floor bedroom was cool and provided a comfortable night's sleep. We enjoyed the extensive landscaped gardens and amenities such as the swimming lake and treehouse.
The nearby A road outside could be noisy at times, but once inside with the windows shut, the noise was not noticeable.

Upon arrival, I was pleasantly surprised by the charming and cozy Little Barn. The hosts, Angus and Claire, were incredibly welcoming and even gave us an extra night for free due to a delay. The location was perfect for exploring the Tarka trail and enjoying walks right from our doorstep. The accommodation itself was very comfortable, and the mattress provided a wonderful night's sleep. I especially appreciated the enclosed courtyard, which was perfect for our dogs. Instow, with its dog-friendly beach, was definitely worth a visit.

The cottage was in a lovely location, close to the beach and with beautiful surrounding countryside. The hosts were friendly and accommodating, welcoming us with fresh eggs and providing everything we needed for our stay. The cottage itself was cozy and well-decorated, with a comfortable bed and a well-equipped kitchen. Being able to stay away from other people during these uncertain times was a relief, and we felt safe and secure in the cottage.
Although the cottage was charming, the cleanliness could have been better. We noticed some dust and cobwebs in corners and on surfaces, which made us question the thoroughness of the cleaning.
